Basement FAQs

  1. What is the cost per square foot to finish my basement?
There is no easy answer to that question. Every basement is unique. The cost to finish your basement will be based on the rooms needed and the amenities you desire. A basement with a wet bar, sauna, fireplace and maple trim will have a different cost than one that does not.
NOTE: The average cost to finish a basement of equal or greater quality is typically between 10% and 15% of the value of your house today.
  2. Why is there a big price difference from different companies?
There are many possible reasons for this. Some are not giving you exactly what you're asking for. They are including the minimum, which will result in a much lower price. Others are giving you lower priced materials and/or quality of workmanship. You have to be specific with what you want. We are very detailed with our proposal. You need to compare "apples to apples". If there is more than a 10% difference in bids, there is a problem that should be discussed.
"Competitive bids are just that! If I shave the labor or materials to get your job, is that the house you really want? There are hundreds of ways to lower the price of a building which often lower the quality and workmanship also. The best drawings and specifications don't protect you from poor trade practices"
---The Well Built House by James Locke, pg. 23
  3. How accurate is your bid?
Our price is guaranteed, based on your plans and specs. Our proposal is very detailed; you know exactly what you're getting. Our price only changes when you make a change.
  4. Who designs our basement?
We will sit down with you to discuss your ideas and provide you with our ideas for your finished basement.
  5. Do you finish everything or do we hire some contractors?
We take care of the entire project, from start to finish. All you have to do is make your selections. We are a full service finished basement company.
  6. Do you allow clients to perform some of the work?
Most of the time, no. A homeowner who wants to perform a certain task or hire a friend or relative MUST perform the task as a licensed/insured contractor. The work must also be completed within our scheduled timeline.
  7. Do you allow clients to provide some of their own finishing materials?
Painting and floor coverings are some of the finishing materials we encourage the homeowner to provide.
  8. Do you do other projects in a home, such as remodeling the upper levels?
Yes. We do provide remodeling services to the upper level of homes in which we are finishing the basement. We can install new flooring, countertops, plumbing fixtures, cabinets or painting. As a full services licensed contractor we can provide all ranges of construction services for you.
  9. Do you handle partial finishes?
Yes, if the project meets a minimum price.
  10. Do you finish basements in phases?
Yes, as long as everything is completed up to a certain point.
  11. Do you install dropped ceilings versus a drywall ceiling?
We can install both. The only advantage to the dropped ceiling is the ability to run wires from room to room. The disadvantages outweigh the advantages, though. Suspended ceilings are unattractive, higher in cost, limit design options, lower ceiling height, sag, discolor over time and lower the resale value of your home.
  12. What cities or areas do you work in?
We work throughout the entire southeastern Michigan area.
  13. How many jobs have you completed?
We finish an average of 6-8 basements per year.
  14. What is your warranty?
We provide a 15-month warranty on all our work, including the work of our subcontractors, for basement projects. The products we install come with their own manufacturer's warranty.
  15. How long will it take to finish my basement?
Depending on the size of your project, it will take between 7 and 12 weeks. We will give you a schedule before we start that will describe the daily activities and the completion date. We guarantee our completion date
  16. How soon can we start our basement?
We will start your finished basement 2 to 3 weeks after the contract has been signed. This allows time for the permit application, ordering materials and for you to start selecting carpet, fixtures, paint, cabinets etc.
  17. Can I make changes after we've started?
Yes. Changes can be made as long as it is for something that has not been completed. But remember, certain changes can result in a longer time to finish the project and will involve extra costs.
  18. Will the job site be messy?
We cannot avoid the fact that a construction project will create a certain amount of dust, noise and inconvenience. We will take measures to reduce these problems by cleaning up every day, putting up poly and having the basement professionally cleaned. If there are any issues that come up, we will discuss it with you first.
  19. Do you do the work yourselves or use subcontractors?
We do both. Down Home Construction, Inc. will complete the framing, insulating, and all trim carpentry. Our subcontractors will finish the remaining work.
  20. Who will be working in my home?
Our subcontractors have been with us an average of 9 years and up to 20 years. Only honest and reputable people will be in your house. They are licensed and insured.
